The consultancy did research to find out exactly what that uniqueness consists of. To this end, many stakeholders were interviewed, a literature study was conducted and a data analysis was performed. This leads to a schematic representation of the working method that reveals differences and similarities between NV Zeedijk and other real estate organisations. Berenschot describes 5 core pillars where the uniqueness of NV Zeedijk lies in the 3rd, 4th and 5th pillar:[/nectar_highlighted_text][nectar_image_with_hotspots image=”6431″ preview=”https://nvzeedijkmethode.nl/wp-content/uploads/2021/11/5steps-1-scaled.jpg” color_1=”Accent-Color” hotspot_icon=”plus_sign” tooltip=”hover” tooltip_shadow=”none” animation=”true”][/nectar_image_with_hotspots]
Berenschot writes the following:
“At this moment the uniqueness of NV Zeedijk’s working method mainly lies in the continuous contact with and active influencing of the tenants’ behavior by employees of the NV itself. People are constantly on the street, approachable and have daily direct contact with local residents and other stakeholders (for example the police or municipality). In this way, the organization and even specific employees are explicitly recognized by the interviewees. (…).
Active participation in neighbourhood life also preserves the mandate of tenants and local residents to continue to exercise social control. In addition to direct influencing behaviour influencing, this approach means that NV employees are often aware of undesirable developments in the neighborhood at a very early stage. This makes it possible to act at an early stage or to contact the right authorities (the municipality, community police officer, law enforcement) to reverse these developments in time.
This working method is offset by a continuous investment in manpower, which means that fewer NV Zeedijk resources can be used to increase returns or further investments.”
[/nectar_highlighted_text]Berenschot has researched whether NV Zeedijk’s working method contains elements that emerge positively in scientific studies. This appears to be the case to a large extent. You can therefore state that there is the necessary scientific substantiation for the usefulness and necessity of this approach.
Berenschot notes the following:
“Street-level interventions often form the de facto mechanism that keeps a neighborhood stable and connected. For such a result, it is not enough to only actively manage the right functions and maintain buildings and streets. The added value of an organization such as NV Zeedijk as the representative, the ears and eyes of the neighborhood is also supported by research. Such organizations strengthen the power of communities and authorities to resolve problems early and informally. Formal authoritarianism, which seems to harm this power, can thus be regularly prevented.”
