The 5 V’s Method

5 Elements form the core of the secret of the NV Zeedijk method. Anyone who knows how to apply the 5 elements will discover that real estate is no longer an activity in its own right, but can be used as a means to improve a street as a whole, with lively shops, vibrant activities and social cohesion between entrepreneurs, visitors and residents.

The 5 R’s help your organization concretely on its way to applying the NV Zeedijk method. It is like a checklist that you can go through to systematically integrate this method into the approach of your organization.

Vision

  • You know what you want with your ‘street’ and with the context of your property .
  • You acknowledge what suits your vision, what property offers the right strategic and social value.
  • As an owner, you are prepared to incur costs that are compensated in the longer term by financial and social returns.
  • You have determined the balance between processes of social cohesion and project development (eventual vacancy is expensive), as well as financial return.
  • You know which undesired functions you want to remove or which functions you want to add and which atmosphere, appearance, branching, residents you are aiming for.
  • You are willing to make the extra effort that comes with implementation of the vision – real estate as a means must be secured and implemented at the strategic level.
  • Your organization is located near /in your most important property, and therefore part of the local context.
  • You stick to your core task = purchase the property, develop the property based on the potential it offers, but do not manage it yourself – use management to strengthen social cohesion, attractive branching and desired visitor flows .

Real estate as a means

  • You develop property to enhance the quality of the buildings themselves and the positive image on the street and the neighbourhood .
  • You maintain your property, notably the plinth, think of that extra bit of paint, the immediate removal of graffiti.
  • You adjust (if necessary) the destination of your properties in the zoning, so that depending on the need they can be used as a family house or shop / business premises.
  • As the owner of properties, you combine economic management with intensive social management.
  • You are steering on the desired functions in the area through selective letting: entrepreneurs who can add something to the street and area in the long term, residents who have a bond with the neighborhood and identify with it.
  • Your rental agreements have specific provisions that support the desired goal.
  • As a property owner, you enter into a dialogue with residents, entrepreneurs, initiators about their ideas and also hesitations, with the ability to encourage them, give them confidence and cooperate with them.

In connection

  • You have a relationship network that can contribute to the goal at all levels : from enforcement and entrepreneurial associations to individuals who can help solve small and large problems.
  • You and your employees are personally present in the vicinity of the property – being seen and heard, knowing what is going on, listening and picking up signals.
  • You stimulate a climate of informal social control among tenants and other entrepreneurs and residents – support and intervene before real problems arise.
  • You have knowledge and understanding of, and respect for diverse communities – from artist collectives to residents – or you know how to organise those insights.
  • You act as a pivot between different social parties (other property managers, residents, businesses, local authorities, police, etc.) that collectively seek to strengthen the vitality of the area. You share information, bring parties together in meetings, cooperate with different partners.

Responsability

  • Tenants comply with the specific provisions in the tenant agreements, you monitor this through personal contacts.
  • You encourage residents and entrepreneurs to continue to take intensive care of the image of their street and neighbourhood.
  • You have employees who want to go the extra mile and take responsibility, even if a new development does not fit directly into their job description.
  • Your employees do not avoid to be helt accountable by partners.
  • Partners, either collectively or individually, give and take responsibility.
  • Partners are called to account for their own responsibility and are open to it .

Progress

  • You monitor the right balance between processes of social cohesion and project development (eventual vacancy is expensive) as well as the intended financial return.
  • You make resources available to facilitate processes and projects, for example by arranging a meeting room, deploying a process supervisor , sponsoring initiatives by residents and entrepreneurs.
  • Your attitude is initiating in character – while keeping the balance between bringing ideas forward yourself and letting others develop ideas.
  • You react quickly to all signals from the field, even if you can’t or don’t want to use them; you keep in touch, you are approachable, you give feedback.
  • You know how to obtain cooperation from the local government for vision, recognition, licenses, contacts.

Rather long, this checklist! However, while following up on it, you will soon discover the relationship between the 5 Elements of the NV Zeedijk method. The 5 Elements reinforce each other, so that the effect of your efforts with this integrated approach is much stronger than with an approach of separate actions. Good luck!
